home selling mistakes

Even in a hot market, there are certain home selling mistakes you need to avoid!

Let’s face it: even with a high amount of demand, as we’re experiencing right now in Arizona, selling a home can still be a hassle.

Frequently, people shoot themselves in the foot by making preventable mistakes that keep their house on the market longer.

Want to avoid having your home languish on the market for months? Learn about these common mistakes and how to avoid them!

Home Selling Mistakes That Slow Things Down

Pricing your house inappropriately

Everyone wants to make as much as possible through a home sale. But at the same time, you’ve got to be realistic.

Frequently, people get blinded by how much they want to make and overlook how much their home is actually worth.

You’ve got your own biases. But if you set your home price too high, you could be turning off buyers and prolonging the sale process.

Few sellers have sufficient knowledge to set a fair price without assistance. By seeking the advice of experts, you can determine a fair price that will probably be more accurate than the price you’d set on your own.

Being inflexible

Building on that last point, you’ve got to realize that the process of selling a home is a negotiation.

People may ask you to lower or reconsider your price. You don’t have to, but you should be willing to at least consider their offer.

Be willing to work with buyers. Who knows — you might end up somewhere in the middle.

Not cleaning your home

You might think that people can see past the clutter. They can’t. Be sure to clean up your home before you show it.

People don’t want to see evidence of your real and sometimes messy life. They want to envision their new life in a calm and serene and clean place.

Make your place enviable. Clean it and remove the clutter. Don’t stop at the interior. Tend to the exterior, too. Make sure the trash is covered and the garden is weeded.

Terrible photos

The first contact most potential buyers will have with your home will be in photographic form.

Think it’s a waste of money to hire a photographer to take great photos? Think again. Poor photos can turn buyers off, making them click over to the next unit fast.

Avoid low lighting, unflattering or unclear shots, and using excess filters.

It’s well worth the cost to hire a photographer to take great photos of your home!

Making it hard to show your home

You’ve got a life. Sure. But you’ve got to get out of the house if it’s being shown.

When you make it tough for a realtor to schedule showings, you’re making the home selling process harder on yourself than you need to.

Be flexible. Make it easy for agents to show your home. The more people you get to see it, the faster someone will make an offer!

Oh, and be sure to take the pets with you when you vacate for showings. Pets can be extremely disruptive during showings!
